SLUCare Imagine School + Drummond Hall

St. Louis, MO

Client: Saint Louis University
Year Completed: 2020
Size: 186,000 SQ FT (Total of both buildings)
Project Budget: $25 M

The SLUCare Program for this project consists of 32 departments/divisions equating to over 800 occupants. Of the 32 programs, 29 will now reside in the Imagine School Building. With both buildings have old concrete slabs and concrete columns with caps the design quickly lend itself to exposing as much of the original structure as possible. Each floor of the buildings have coffee bar stations with refrigerators, microwaves, coffee machines and seating. The first floor of each building houses a newly renovated Café/Break area to accommodate the occupants of the building. Open offices spaces include workstations and touchdowns for residents which is surrounded by corridors and an open to structure ceiling concept. All offices have a touch of paint on two of the walls. While both buildings include a number of conference rooms, there are multiple sizes including a 100 person classroom on the 3rd floor of the Imagine building. The general conference room concept incorporates floating ceilings, a single dark blue wall and A/V in the medium and larger conference rooms. Within each department there is a collaborative huddle space for smaller private meetings to take place.

SLUCare has also contracted Fox Architects to complete furniture assessment of all existing department spaces to reuse in the new offices. All new furniture was designed/selected for all open office areas and public spaces. In addition to furniture the client has asked that we take on wayfinding and signage of both buildings.

Fox Architects has recently been asked to review a master plan of the exterior including upgrading finishes, accessibility to and from the building and the connection to the new hospital.

Imagine School – 1008 S. Spring Ave., St. Louis, MO 63110

SLUCare acquired the building at 1008 S. Spring Ave in St. Louis, Missouri (formerly Imagine School). Originally constructed as a bakery the building was renovated in 2006 for Imagine School removing a portion of the third floor to create a gymnasium along with converting the rest of the building into a functioning school. Upon completion SLUCare will have restored the original 12,000 square foot floor plate on the third floor along with gutting the majority of the 155,000 square foot building to make room for the SLUCare physician’s office space. Much of the south side of the building is open to an atrium on the 2nd & 3rd floors with collaborative seating space all while being lit during the day by a translucent wall. The existing stairs, mechanical & electrical spaces and large restrooms will remain while upgrading finishes and fixtures. We have MEPFP Design Assist services in place for Imagine School to guide the design-build contractors. The building systems including electrical, mechanical, fire alarm, and control systems will need to be updated to meet the requirements / needs of the client for office building standards.

Drummond Hall – 3691 Rutger St., St. Louis, MO 63110

SLUCare’s existing 42,000 square foot Drummond Hall has been renovated in conjunction with the Imagine School building. While a tenant utilizes over 9,800 square feet of the 2nd floor of the 2-story building, the remainder of the building is being renovated and slated to be occupied in July 2020. These spaces similar to the other building will have newly built upgraded offices. The building was operational during construction as half of each of the floors remained occupied for the duration of construction.
