The proposed project includes the renovation of the Metropolitan Life Insurance Company, which was built in 1974 as a business occupancy with subsequent additions and renovations in the 1980’s and 1990’s. The development puts forward a plan to convert the building into a residential occupancy with 210 luxury apartments, ranging from studio to three-bedroom units, amenity spaces (a clubhouse, exercise rooms, a communal movie room, pool, tennis courts & a dog park), management offices, and vehicle parking on the
lower level of the building.

The open web concrete joist system designed for an office proved especially complicated for retrofitting mechanical, fire protection and plumbing systems into the spaces while maintaining slope and avoiding critical structure. The special use conversion created a significant number of room types to be coordinated beyond a typical multi-family plan.
